VP, Development (Shopping Center Development)

Responding to the challenges of a constantly evolving real estate market requires understanding and anticipating the forces that shape development – for today, and in the future. As a result, we are actively looking for the right people to add to our Development team. The VP, Development position will be responsible for all phases of Project Development.

 

Essential Job Functions Include:Developing properties for a growing company in key target markets and new emerging marketsDeveloping business plans for new projectsIdentifying and evaluate proposed land developmentIdentifying and evaluate opportunities including site selection, acquisition, market and financial analysisPlanning and executing the development of land holdingsActive involvement in acquisition and due diligence processManaging the new development efforts including conceptual design, value engineering, construction contract negotiation and close outManaging all phases of the process including planning, entitlement, tenant negotiations, supervision of contractors, construction financing, structuring an exit and the transfer of propertyConsistent follow thru on commitments to lender, partners, purchasers, tenants and stakeholdersResponsibility for the financial success and bottom line of projects

 

Education and Experience Requirements Include:Strong 10+ years experience in retail development with national tenantsBachelors degree in business administration, finance, real estate management or equivalent Completion of at least 2 shopping center developments of 250,000 sq feetWorking experience with land development, site plan design, ground up construction, redevelopment and tenant improvement Experience working with construction contractors, architects, third party consultants, attorneys, accountants and other developers

 

Knowledge, Skills and Abilities Required Include:High degree of integrity and business ethics  Ability to accurately forecast revenue and expenses for projectsAbility to manage multiple resources within a given project, adhering to strict guidelines and budgetsDemonstrated leadership and management abilityDiplomacy, negotiation and multitasking skillsHigh tolerance for stress
