Property Manager Assistant Manager

 

Equity Property Management, L.L.C. is a Chicago based owner and operator of market rate apartment communities in Wisconsin, Indiana, and Illinois.  We are seeking a candidate for a management position.  Could be a great opportunity for a husband and wife team.

 

This position reports directly to the Regional Manager and is responsible for overseeing the day-to-day operations of a 160-unit apartment community in Waukesha, Wisconsin.

 

Duties and Responsibilities:

 Hire, terminate, supervise, train, and motivate all applicable staff in order to achieve the operational goals of the property.  Ensure all maintenance requests are handled on an immediate basis, if possible, and that the residents are provided with a clean, safe and well-maintained environment.Update daily the vacancy status and make ready status of all vacant units.  Coordinate with maintenance and the make-ready staff or vendors to ensure the timely reconditioning of apartments after a move-out.Maintain accurate records on all aspects of management activity on a daily, weekly and monthly basis for payroll, financial transactions, ledgers and occupant information.Supervise outside contractors working on the property.  Initiate and implement policies/procedures to maintain resident communications, for complaints, and service requests.Adhere to all company policies regarding personnel, maintenance, and accounting.Determine course of action relating to rent deliquesces and other resident’s disruptions as directed by the operations manual.Continually inspect property and record deficiencies and take necessary actions, within budgetary allocations.Establish schedules and assign personnel for routine maintenance and emergency coverage.Rent units to prospects; correctly complete all applications and verification of such according to property guidelines.Maintain and supervise lease renewal program following the company’s guidelines and goals.Maintain awareness of local market conditions and trends.  Contribute ideas to Regional Manager for marketing the property and improving resident satisfaction.In conjunction with the Regional Manager, assist in the formulation of the annual operating budget. Required Skill

 3-year minimum Property Management experience.Proficient with email, MS Word, and MS Excel. Basic understanding of accounting and knowledge of Skyline software a plus.
