Funding/Post Closing Coordinator

Essential Job Function:
Interfaces with closing agent on the following:
-Obtain/review estimated HUD-1, compare fees to DFC and TIL to ensure accuracy of TIL for regulatory compliance.
- Obtain via fax select signed closing documents for audit and issuance of funding authorization to closing/disbursement agent.
- Collect post-doc closing conditions; obtain underwriter sign off prior to funding.
- Follow up on return of signed closing documents.
- Order and follow-up on payoffs and subordinations.
- Obtain hazard insurance certificate from agent.
- Request Wire.
- Conduct audit of complete signed closing package upon return from closing agent.
- Initiate Phase Code 4 funding at the direction of the Loan Specialist.
- Package and ship collateral packages and loan files.
- Resolve Deficiencies - curative on funded loan files.
-Maintain a thorough working knowledge of Company and Regulatory changes that effect the funding process.

Responsibilities:
- Conduct Pre-closing tasks, ordering and follow-up on payoffs, subordinations and hazard insurance certificates. Coordinate closing event with closing agent
- Field questions from closing agent. Receipt for and audit signed closing documents, provide funding authorization to closing agent.
- Ensure regulatory compliance - Review HUD-1 against DFC and TIL to ensure prepaid finance charges accurately disclosed, assist in re-drawing documents if necessary.
- Package and ship collateral packages and loan files within prescribed timeframes.
- Initiate Wires to disbursement agents. Follow-up on return of signed closing package.
- Assist in resolving post-closing deficiencies.

Preferred Skills/Education:
High school diploma.
1 to 2 years experience assisting with processing/closing activities.
Excellent verbal and written communication skills.
Good PC/database skills utilizing loan closing and funding software.
Detail and number oriented.
Exceptional customer service and organizational skills.
1 - 2 years closing related experience; Multi-state experience helpful.
