Leads the overall development of large, complex customer proposals for Real Estate Services (RES), and where RES is designated the lead, integrated Real Estate, Facilities Management, and Design & Construction services. Ensures coordination of solution elements across all JCI regions and lines of business. Responsible for overall quality of the solution and the proposal document. Coordinates the activities of the proposal writing resources, operations, cost estimators, subject matter experts, legal, transition, finance, HR and others. Ensures that project timelines and budgets are established and the proposal development process is followed. Ensures that the proposed solution and price is approved by senior management prior to being issued.
PRINCIPAL DUTIES:
1. Senior leader responsible for coordinating all aspects of a RES new business pursuit. Works closely with Sales, Operations, outside brokers, functional leaders and proposal team to develop integrated real estate and facilities management solutions. This includes the proposed organizational model, service level agreement, and cost estimate, across the entire scope of JCI’s RES service offerings.
2. Viewed as the RES subject matter expert within the integrated solutions team.
3. Assists the leader of the RES business in the definition and development of the RES offering, standards, processes, and tools to meet the needs of our customers and grow the business.
4. Analyzes customer portfolio, scope of work, and customers’ needs. Evaluates customers’ current facility management services, and documents strengths, weaknesses, and design strategies for improvement.
5. Works with the Operations teams, functional owners and subject matter experts to ensure best and most current practices are incorporated in our proposed solutions.
6. Creates the overall strategy for performing JCI work. Determines the risks associated with existing processes, cost / benefit analyses of alternative strategies, quantifiable improvements in service levels and customer satisfaction, etc. Writes the executive review that summarizes our value proposition.
7. Manages the documented responses to Requests for Proposal (RFP), Requests for Information (RFI), Business Case Analysis (BCA), renewals, and rebids by providing edits and reviews of the executive summary, proposal document, operational plans etc.
8. Reviews final solution cost estimate and operational risk assessment.
9. Leads the various team meetings, including the Kick-off Meeting, Operational Review, Solutioning sessions and Executive Review.
10. Works as a liaison with the Division Presidents, VP/GM’s, Customer Business Managers/Directors and Center of Excellence teams to ensure the latest company standards and procedures are incorporated within the client solutions.
11. Works with the transition team to assist in transfer of the conceptual solution to a day-to-day operation.
12. Works with Legal department to review and comment on various contract documents.
13. May provide mentoring and informal direction to Solution Development Managers.
14. Responsible for client relationship where Sales lead is not assigned.
15. Travel as required.
REQUIREMENTS: Bachelor’s Degree in Real Estate, Finance, Economics or related curriculum. MBA highly desirable. Previous experience in Corporate Real Estate Services with budget responsibility desired. Previous experience in portfolio management, project management and transitions is desirable. Demonstrated ability to perform statistical analyses of budget, cash flow, and workload data. Ability to conceptualize solutions and rationalize customer needs. Must be skilled in using Microsoft products, particularly Excel. Must be able to develop relationships with customers while managing a complex project through a cross functional, dispersed team. Demonstrated leadership, teaming and effective communication and presentation skills required.
