Maintenance Supervisor
Job Purpose: Maintains building operations by directing and controlling maintenance functions; supervising employees.
Duties:
* Provides building maintenance services by establishing standards and procedures; measuring results against standards; making necessary adjustments.
* Ensures operation of equipment by developing and enforcing preventive maintenance programs; studying manufacturer's instructions; establishing repair and installation policies and procedures; troubleshooting malfunctions; coordinating tradespeople; maintaining equipment inventories; evaluating new equipment and techniques; recommending equipment purchases and replacements.
* Identifies management and employee concerns by surveying environmental, operational, and occupational conditions; recommending building maintenance programs.
* Determines service, equipment, and personnel requirements by conducting inspections.
* Protects employees and visitors by maintaining a safe and clean building.
* Achieves financial objectives by preparing a building maintenance annual budget; scheduling expenditures; analyzing variances; initiating corrective actions.
* Completes building maintenance operational requirements by scheduling and assigning employees; following up on work results.
* Maintains building maintenance guidelines by writing and updating policies and procedures.
* Maintains building maintenance staff by recruiting, selecting, orienting, and training employees.
* Maintains building maintenance staff job results by coaching, counseling, and disciplining employees; planning, monitoring, and appraising job results.
* Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; participating in professional societies.
* Complies with federal, state, and local legal requirements by studying existing and new legislation; anticipating future legislation; enforcing adherence to requirements; advising management on needed actions.
* Maintains building maintenance supplies inventory by researching supply qualities; designing inventory systems; determining inventory levels; anticipating needed supplies; approving orders.
* Provides building maintenance information by answering questions and requests.
* Prepares building maintenance reports by collecting, analyzing, and summarizing information and trends.
* Contributes to team effort by accomplishing related results as needed.
